Acquisition: We acquired the 3BR/2BA single-family home in Palm Beach Gardens, FL in January 2024 for $865k using creative financing and a small real estate syndication, including a Private Money Lender (PML) who funded the down payment. It had been a proven Airbnb with both operational (perfect 5.0 Airbnb rating) and financial ($120k/yr revenue) success, and we bought it as a turnkey, fully-furnished, and fully-finished property.

Renovation: While the property itself was turnkey, we had to quickly turnover Airbnb operations, as our first guest was checking in just two days after closing. We only had to make minor physical improvements to the property, but we did automate processes and integrate technologies by onboarding the property to the Hostwawy short-term rental (STR) platform.

Result: We have maintained a perfect 5.0 rating on Airbnb, and a Superhost currently ranked in the top 1% of all Airbnb hosts. The property continues to perform well financially, with STR income covering monthly principal, interest, taxes, insurance, and operational costs.

Acquisition: We acquired the 3BR/2.5BA single-family home in Palm Beach Gardens, FL’s Eastpointe Country Club neighborhood in 2024 for $750k using creative financing and a small real estate syndication. We negotiated a 15% decrease from the listing price ($890k) to the purchase price ($750k).

Renovation: We completed an extensive rehab over 2.5 months (flooring, lighting, painting, patios, landscaping) and positioned the propoerty as a long-term rental (LTR) before renting the property on an annual lease for $6,450/mo.

Result: By renting the property on an annual lease for $6,450/mo, ViaPoint Properties has ensured that the rent payment covers the monthly principal, interest, taxes, insurance, and HOA payments. The property’s rehab has increased its value to approximately $925k, resulting in $325k in equity. As we continue to focus on appreciation, our cash flow is neutral and we will receive significant tax breaks as a result of a cost segmentation study that is currently underway and will allow us to accelerate depreciation rather than take the standard “straight line” depreciation over 27.5 years.
